The Uniform Appraisal Dataset (UAD) is a standardized set of data points and technical specifications used to ensure consistency and quality across appraisal reporting. Created by the GSEs, it defines exact formats for fields such as dates, location, and property ratings.
The current transition to UAD version 3.6 represents the largest update to the dataset in over a decade. Starting November 2, 2026, all new appraisal submissions to Fannie Mae and Freddie Mac must use the UAD 3.6 standard. This version shifts the industry toward a “formless” data scheme, enabling more granular property descriptions and allowing AI-driven review tools like AURA® to instantly analyze collateral risk and ensure accurate valuation analysis.
