Fair Market Value is the value of an item based on the amount an independent buyer would pay to an independent seller in a totally free transaction for the item. When ordering a BPO, our customers want to know the fair market value of the home. For this reason, REOs and foreclosures make poor comps because they often sell for below the fair market value.
