The Uniform Residential Appraisal Report (URAR) is the industry-standard form used by appraisers to estimate the market value of single-family properties. Jointly developed by the GSEs, the report provides a standardized framework for evaluating a property’s physical characteristics, condition, and neighborhood, supported by a detailed analysis of comparable sales to ensure a reliable valuation for mortgage underwriting.
While the URAR has been the primary reporting tool for decades, the industry is currently transitioning to a more dynamic, data-driven reporting model. Under the UAD 3.6 appraisal modernization initiative, these legacy static forms are being replaced by a flexible, digitized format that allows for more granular property data and improved valuation analysis.
