Heather Khan, Director of Valuation Risk & Architecture at Clear Capital, has been named a 2026 HousingWire Insider, recognizing the operational leaders whose expertise is essential to their organizations’ success.
Heather is the architect of the systems that determine how valuation risk is identified, flagged and resolved across Clear Capital’s full product suite. With more than 20 years of experience as an appraiser, she brings field-level judgment into the rules, workflows and risk architecture that help Clear Capital deliver more accurate, consistent and defensible valuations at scale.
Valuation has been part of Heather’s life for as long as she can remember. The daughter of an appraiser, she grew up accompanying her father on inspections before becoming an appraiser and broker herself. Her years in the field taught her that valuation quality is rarely determined by one obvious issue. It is built through hundreds of small decisions that collectively determine whether an appraisal is credible, defensible and useful.
That perspective has become especially important as the industry transitions to the Uniform Appraisal Dataset (UAD) 3.6, one of the most significant changes to the appraisal process in decades. Over the past year, Heather has played an instrumental role in evolving AURA®, Clear Capital’s AI-driven collateral analyzer, for this new appraisal era. She helped translate Clear Capital’s existing valuation risk triggers into UAD 3.6-specific rules, contributing to a rule set that now includes hundreds of checks across consistency, completeness, data accuracy and valuation accuracy.
Those refinements are already improving the quality of UAD 3.6 appraisals as the industry adapts to the new standard. During the early stages of UAD 3.6 adoption, consistency and completeness issues accounted for 52% of all revision categories. Through Heather’s continued refinements to Clear Capital’s rules and direct collaboration with software providers, that share fell to 30%, helping appraisers adapt more quickly while giving lenders greater confidence in the valuation review process.
Heather’s leadership is rooted in deep industry expertise, intellectual curiosity and relentless attention to detail. Because her work spans every Clear Capital product, she collaborates with operations, engineering, quality assurance, customer teams and lenders, often serving as the link between technical requirements and practical implementation.
Whether she is helping a customer navigate a unique lending requirement, working with engineering to refine valuation logic or training review teams on new workflows, Heather has a gift for making complex problems understandable and helping others arrive at better solutions. Her colleagues rely on her not only for her valuation expertise, but also for her willingness to dig into an issue until the underlying cause becomes clear.
She is constantly looking for ways to make systems more accurate, workflows more intuitive, and quality reviews more meaningful, because she understands that every refinement has a downstream effect on the next appraisal, the next customer interaction and the next lending decision. Her work is not always visible outside the organization, but it is foundational to the strength of Clear Capital’s products and the confidence of the teams and customers who rely on them.
As the valuation industry enters a new era, Heather’s precision, curiosity and commitment to better outcomes are helping ensure Clear Capital remains ready for what comes next.
Congratulations, Heather!
