ClearVal appraisal combines boots-on-the-ground inspection with local, appraiser-completed desktop valuation

RENO, Nev. — January 15, 2018 — Clear Capital today announced the next-generation ClearVal, a hybrid appraisal that combines a boots-on-the-ground inspection with a local, appraiser-completed desktop valuation.

The ClearVal appraisal was designed for medium-risk valuation situations that don’t require a traditional appraisal — including home equity lines of credit (HELOC), loan sale due diligence, and non-qualified mortgages (non-QM) — but call for a more robust solution than an automated valuation model (AVM) or broker price opinion (BPO).

“We realized the market needed a valuation solution that takes less time to complete than a traditional appraisal while also excelling in four areas: dependability, compliance, cost-effectiveness, and nationwide availability,” said Kevin Marshall, Clear Capital’s president. “The ClearVal appraisal was designed hand-in-hand with some of our nation’s top lenders to be that solution, and further enhances Clear Capital’s ability to offer our customers the most effective valuation solution for any given scenario.”

A ClearVal appraisal includes an inspection by a local, licensed real estate professional and a desktop valuation by a local, licensed appraiser from Clear Capital’s nationwide network. Appraisers have access to ClearProp, Clear Capital’s robust property research tool that includes a lending-grade AVM and allows users to view comparable properties side-by-side, analyze home price trends, view multiple listing service (MLS) photos, read MLS commentary, and more.

ClearVal appraisals are designed to meet the compliance standards of the Financial Institutions Reform, Recovery and Enforcement Act (FIRREA), the Interagency Appraisal and Evaluation Guidelines, and the Uniform Standards of Professional Appraisal Practice (USPAP). In addition to automated quality checks, every ClearVal appraisal is reviewed by a highly-trained, U.S.-based analyst, and no work on a ClearVal appraisal is ever outsourced to another country.

ClearVal appraisals are packaged in a consumer-friendly PDF report, so everyone — from underwriters to loan officers to first-time borrowers — can easily understand the information. The report is also available in CSV format.

Like all of Clear Capital’s solutions, ClearVal appraisals are backed by Clear Capital’s continually updating database of information on nearly every U.S. property, including data from public records, the company’s proprietary data, and an ethically-sourced, high-coverage multiple listing service (MLS) data set.

The next-generation ClearVal appraisal is available today, and may be ordered through the Clear Capital website, a third-party order management platform, an FTP integration, or through Clear Capital’s API. Interested customers may call 530-550-2525 or visit the ClearVal webpage to learn more.
