Multiple Sources, Multiple Models
Unique perspectives for increased confidence
At Clear Capital®, we've spent a lot of time thinking about indices. They can be one of the most valuable tools in the due diligence process. We have always differentiated ourselves with the quality and currency of our data, and our Home Data Index™ (HDI) continues this tradition. Our proprietary, spatially-oriented loan data set is comprised of over half a billion records and grows by the minute.
When creating the HDI, our statisticians and technologists tapped multiple data sources (proprietary and public records) to eliminate lags in data experienced by other indices. We then developed a unique multi-model approach that combines a repeat sales index and price-per-square-foot index for the most comprehensive geographic coverage available.
The multiple data sources and two models come together in our HDI to provide historical, current and forecast market conditions so that you can consider the best available information in your decisions and models.
- Clear Capital Data:
- Proprietary data streaming in from our core business operations bridges the gap from public record lag times. Real-time processing and filtering allows indices to be generated as this data flows in.
- Clear Capital HDI models:
- Repeat Sales. Widely recognized as highly accurate and statistically valid, the Repeat Sales index looks at repeat sales of a single property over time. The model is data-intensive, requiring a large sample of properties on which we can track at least two sales.
- Price Per Square Foot (PPSF). This model requires the observation of a single sale price, data, and square footage to determine median price movement over a period of time, most commonly a quarter.
In markets where the amount of data is insufficient for a strong Repeat Sales index, the PPSF index fills in the gaps, allowing you to have increased confidence in your valuations. Each HDI clearly shows you the blended index data (incorporating distressed and fair market sales) from both the Repeat Sales and PPSF models for heightened accuracy and objectivity.
